Assessing your proposed new office space or building

Many business operators are surprised with un-planned costs after they have already made a commitment to a tenancy or building.  The items that can push the costs up in an office fitout are quite often hidden behind walls and ceilings. It pays to have an experienced office builder assess the tenancy to ensure that you understand any hidden costs for your financial assessment, and so that you are prepared for the negotiation with the landlord.
Important items to consider when assessing a tenancy include:

 

  • Is the tenancy or building classified correctly for your intended business purpose?
  • Are the base services adequate for your type of business eg:
  • Is the air-conditioning adequate and in condition to last the lease period?
  • Is the electrical and data supply adequate for your equipment?
  • Is the mains water supply and waste services adequate for your type of business?
  • Are the existing kitchen and bathroom services located in a suitable position for your intended fitout?
  • Are building code issues such as fire services and building access in accordance with the current standard?

 

All of these items can add significantly to the cost of the eventual office fitout.
It is also worth talking to your builder or office planner about doing a “Test Fit” plan for the tenancy to assess how your operation will fit into the space available. Some building layouts are suitable for a range of alternative office plans, and others have challenging features such as columns, shared access and services areas that make it hard to use the space efficiently. For these reasons one tenancy of a certain size may be far more suitable and cost effective than another of equal size. Your licensed builder will help you work this out and plan your fitout more effectively.


By involving your builder and planner in the assessment of tenancies you can make choosing the right tenancy or building easy and help you plan for a cost effective office fitout.
